Villa Rosaria is an absolutely gorgeous and totally private villa set on the outskirts of the pretty village of Gavalohori. The villa has outstanding views of Souda Bay, Aptera Fort, The Akrotiri Peninsula, acres of olive and conifer trees, and the spectacular White Mountains. This location is ideal for anyone who would like to be in a completely private, green countrified setting, whilst only 2 minutes drive from a traditional village, and 4 minutes from the beach and many amenities. The peace and tranquillity of the area is truly wonderful. It is only broken by the early morning jingle of bells, as Stratos, the neighbouring farmer, herds his goats and sheep up onto the eastern hillside to graze.

Set among olive trees, in its own expansive grounds, the villa has been designed courtyard style around the large swimming pool. The main house has upstairs terraces from which to enjoy the stunning panoramic views. Imagine sitting here at night looking at the ferries going to and from Athens, and the twinkling lights from the Akrotiri Peninsula on the opposite side of Souda Bay. The main house has been joined by an archway to the ground floor guest rooms, which features 2 bedrooms, each with their own en-suite shower rooms, and doors which open out onto the pool terrace. The Welsh owner has created a beautiful and comfortable retreat, filling the villa with antiques and traditional furniture that has been shipped out from a Welsh farmhouse. There are thoughtful touches throughout that combine to give the villa a very “homely” feel, including many pictures, brass collectables, and ornaments. The clever design means that the villa is so versatile that it is perfect for not only romantic couples (who can be totally private in the upstairs of the main house), but also for larger parties including families of differing ages, or elderly and/or disabled guests who can fully utilise the ground floor guest rooms as well as the main house. At all times, except during July and August, smaller parties or couples can rent just the 2 bedroom villa (without the guest rooms) for a lower price.

The pool area has sun-beds and pergolas, and all the terraces and balconies are equipped with outdoor furniture. The garden has been left totally natural, with a few olive trees, small flowerbeds, yuccas, a stone wall which is covered in ivy next to the guest rooms, and a traditional stone wall running along the upper eastern boundary (next to a small local road that cannot see into the grounds). Around the pool terrace and guest rooms, there are a number of terracotta clay pots that have been planted with geraniums and bougainvillea, and there is a lovely raised flowerbed, and a seperate built-in barbeque area. There are gates at the top of the driveway, and a large private parking area in front of the villa.

Villa Rosaria is truly a villa for all seasons. All modern comforts have been provided for, such as air conditioning units in all rooms, ceramic hob and built in oven, fridge/freezer, microwave oven, dishwasher, washing machine, and purpose built BBQ. For the winter months and those cooler nights early and late season, the a/c units also double up as heaters, there is central heating and a wood burning stove. The villa has solar powered hot water with a back-up immersion heater, and a 12,000 litre reserve water storage tank for those times in the summer when water is restricted. All rooms have white aluminium doors, windows and shutters.  WIFI internet access is available but top up cards for air-time will need to be purchased locally.

Villa Accommodation

Ground floor (1 step up from the parking area, and 1 step up from the pool terrace): an entrance hall, 1 twin bedroom with adjacent wet room / shower room, open-plan kitchen and dining room, and a utility room.
The front door opens to a lovely hall which has the staircase, a 16C antique chest, a grandfather clock, a chair with a tapestry cushion, a mirrored key cupboard. The hall leads to a blue and white fully tiled wet room that is equipped with a shower, toilet, sink and mirrored cabinet. Adjacent to the wet room is a twin bedroom which has 2 white wrought iron single beds, 2 pine bedside cabinets with reading lamps, a hanging rail, a large oak chest of drawers with a gilt mirror, and 2 sets of double doors which both lead to covered terraces. One terrace is adjacent to the pool; the second faces west and has views to the sea and the mountains. Opposite the wet room, is the kitchen/dining area. The large modern, fully equipped kitchen/dining area has pine cupboards, a large oval oak table and ladder back chairs, a book shelf, a dishwasher, a ceramic hob and built in double oven, a fridge/freezer, a larder fridge, and a microwave oven. The dining area has a pine oval dining table and chairs, a pine dresser and a standard lamp. Both the kitchen and dining areas have windows that face the parking area and olive groves, and double doors that lead out onto a covered terrace, which is 1 step up from the pool terrace. Just to the west of the front door, there is a separate utility room which houses a washing machine.


Top floor (17 steps up from the ground floor): Living room, 1 double bedroom, 1 en-suite bathroom, and 2 large balconies/terraces. The double bedroom has a pine double bed, 1 elm bedside table with a reading lamp, a large oak chest of drawers, a gilt wall mirror and a hanging rail. There are double doors which lead out onto a large terrace which overlooks the pool, and has panoramic views of the surrounding area. The double bedroom has an en-suite bathroom with floor to ceiling pale blue tiles, a full bath with a shower attachment, toilet, and wash basin with a mirrored cabinet. Across the hall from the double bedroom is the lounge. The lounge has a TV, DVD player, 2 comfortable couches, a large antique chest, an oak 3 cornered wall cupboard, 2 oak chairs, 2 side tables, a wood burning stove, and brass fireplace utensils and copper kettle. The lounge has double doors leading out onto 2 different terraces. The first terrace overlooks the pool area, and the second terrace has panoramic views over the entire area to the sea and the mountains. This terrace has a table, chairs and sun-lounger.

Guest Rooms (1 step up from the parking area, the same level as the kitchen and dining areas in the main house, and 1 step from the pool area): 1 twin bedroom with en-suite shower room, and 1 double bedroom with en-suite shower room.

Ground Floor Guest Rooms (1 step from the parking and pool terrace): Both guest room bedrooms have private entrances (no step), and both have doors which lead out onto the pool terrace (1 step down). The twin bedroom has 2 single wrought iron beds, 2 white bedside tables with reading lamps, a wardrobe, and a swing Victorian mirror. The en-suite bathroom has pale blue tiles, a shower, toilet, sink and mirrored cabinet. The double bedroom has a white and brass wrought iron double bed, 2 white bedside tables and reading lamps, a mirror, and a wardrobe. The en-suite shower room is the same as the guest room twin bedroom, except that the tiles are beige.

Villa Location

Gavalohori is a very traditional village and it has great historical importance in this area. There are buildings still remaining from Byzantine, Venetian and Turkish eras, and artefacts have also been found in the area from Neolithic and Minoan Times. Many of these artefacts are now housed in the Historical and Folklore Museum which is located on one of the village’s narrow streets. On the outskirts of the village there is a lovely picnic area beneath a thicket of shady trees next to some Venetian Wells. The village square is still very much the focal point of village life. The main kafenion/taverna is a beautifully renovated stone building which is run by the very friendly Monica Papatheofilo. The food and desserts here are delicious and the prices are low. Sitting under the kafenion’s shady mulberry trees and watching the world go by, is a favourite past time for both locals and visitors alike. On the opposite side of the square there is the Women’s Craft Co-operative which is trying to keep traditional handicrafts alive by making and selling products such as pottery and lace. In the village you can also find 3 more tavernas, 2 well stocked mini markets, and a bakery. Villa Rosaria is just 4 minutes by car to the lovely village of Almyrida which is built around a crescent shaped sandy beach. The beach is very shallow and safe, which is good news if you have children or are not a strong swimmer. Lining the beach are many excellent tavernas, cafes and shops. Also in Almyrida there is Villas Crete Holidays for tourist information, boat trips, private boat rentals , horse riding, water skiing, private sight seeing flights in a light aircraft, and guided walking and coach tours. There is also a nail spa, an arcade/cafe with pool tables and a variety of games machines, a children's play/activity centre with babysitting, a scuba diving centre, pedalo rentals, and a water sports centre which rents out kayaks, windsurfers and catamarans. For those of you looking for even more activity, the historic town of Chania is only 45 minutes away by car.
